Property Cleanouts for Real Estate, Foreclosures & Rentals

A listing date, a lease start or a closing on the calendar, and a property full of what the last people left behind. We clear it to a deadline and leave it broom clean.

Real estate cleanouts are time-sensitive work, and we treat them that way. Agents call us when a listing needs to be photo-ready by Friday. Property managers call us between tenants. Investors call us the week after closing on a foreclosure that still has the previous owner's life in it. We book around your date, not ours.

We clear the whole property: furniture, appliances, boxes, garage and shed contents, yard debris, and the odd things that always turn up in a foreclosure. Then we sweep so the place is ready for cleaners, photographers or the next tenant. You get one invoice and one point of contact.

If anything should stay, tell us when we walk through and we tag it. If there are items worth donating we route them to local charities instead of the landfill, which keeps your disposal cost down and is simply the right thing to do with usable furniture.

Family estate clean-outs are a different kind of job and get their own page: see estate cleanouts. For single rooms or garages see household junk removal.

Who Calls Us for Property Cleanouts

Most of our property cleanout work in Bend comes from a short list of people who have the same problem on repeat: a property that has to be empty by a date. We know their timelines and we price the work the same way every time, so a quote on one property predicts the next.

  • Real estate agents prepping a listing for photos
  • Property managers turning a rental between tenants
  • Landlords after an eviction or an abandoned lease
  • Investors and flippers clearing a foreclosure after closing
  • Banks and asset managers handling REO properties
  • Families selling an inherited home (see estate cleanouts)

How a Real Estate Cleanout Works

Send us the address and the date it needs to be done. We walk the property, often with the lockbox code and nobody on site, and send back a firm quote the same day by load count. On the day we clear the house, garage, outbuildings and yard, haul everything, and sweep. You get photos of the finished rooms and one invoice, which most agents pass straight through to the seller.

Rental turnovers are usually one trailer load, which is $600. Foreclosures and hoarded properties run two to four loads, and we quote those by walking the property first. Everything usable is donated, which is often a surprising share of a foreclosure, and that keeps dump fees off your bill.
