Whether it is your home, a parent's home or a rental you have just regained, a hoarded property is overwhelming and it is personal. We have done enough of these in Bend and Redmond to know the first step is not a trailer, it is a conversation. We walk the property with you, listen to what has to be saved, and plan the job in stages you are comfortable with.
On the day, the same small crew works through the home room by room. Documents, photos, jewelry, cash and anything you flag go into a keep box that stays with you. Donatable items go to a donate pile. Everything else goes straight to the trailer. We do not spread things out on the lawn for the neighbors to see, and the trailer is a plain dump trailer, not a branded dumpster.
A full hoarding cleanout is almost always more than one trailer load, so we price it by the load as we go rather than guessing a number up front. Full loads are $600 each with labor and dump fees included, and you see the trailer fill, so there are no surprises. We can stop between loads if you need a break or a day.
If the home also needs deep cleaning or biohazard work afterwards, that is a different trade, and we will tell you so and point you to the right people. Our part is getting the volume out so the rest becomes possible.
If you have regained a hoarded rental, the goal is usually getting it to a point where cleaners and contractors can work. We clear the volume in as many loads as it takes, separate anything that looks like it might legally need to be held for the former tenant, and photograph the rooms before and after for your records.
You pay by how much room the load takes in our 14 foot dump trailer. Labor, the truck and dump fees are included, and you get the number on site before anything is loaded.
